The Plaintiff alleged in part:
1. Raintree is an Oklahoma corporation in good standing with its principal place of business in Tulsa County, Oklahoma.
2. Defendant Meyer is an individual residing in Tulsa, County, Oklahoma.
3. Defendant Wick is an individual residing in Tulsa, County, Oklahoma.

9. The personal property which is the subject of this action is believed to be presently located in Tulsa County, Oklahoma.
10. This Court has jurisdiction of the subject matter of this action and personal jurisdiction over Defendants. Venue is proper in this Court under the provisions of 12 0.5. § 134 and 139.
CLAIMS FOR RELIEF FOR REPLEVIN
11. Raintree Estates I, Inc. is the lawful owner and/or custodian of, and/or has special ownership or interest in, certain corporate records which should be maintained in its possession at its place of business at 7460 South Winston Avenue, Tulsa, Oklahoma 74136 (the "Corporate Recordsâ€). Raintree remains the lawful owner and/or custodian of such Corporate Records, as further described below, and/or has a special ownership interest therein.
12. Raintree Estates I, Inc. is the lawful owner and/or custodian of, and/or has special ownership or interest in certain corporate property which should be maintained in its possession at its place of business at 7460 South Winston Avenue, Tulsa, Oklahoma 74136 (the "Corporate Propertyâ€). Raintree remains the lawful owner and/or custodian of such Corporate Property, as further described below, and/or has a special ownership interest therein.
13. The Corporate Records are documents (both paper and electronic) generated and/or maintained by Raintree, as the duly authorized custodian thereof. Such corporate documents
include, without limitation, invoices to/from homeowners; invoices to/from vendors and third-parties; cleared and/or cancelled bank checks and drafts; financial records and/or bank records; insurance records/contracts/policies (past and present); minutes of previous board meetings; correspondence, electronic or otherwise, memorializing the board's vote on Raintree business; check carbons for checks written on Raintree accounts; deposit slips for deposits made on Raintree accounts; demands made upon Raintree homeowners for dues and other assessments; records of payments received from Raintree homeowners for dues and other assessments; any correspondence sent by the Board, or anyone purporting to act on behalf of the Board, to homeowners, vendors, insurance adjusters or any other entities; and a complete copy of the Raintree QuickBooks database.
14. The Corporate Property include items (both tangible and electronic) generated and/or maintained by Raintree, as the duly authorized custodian thereof. Such corporate property includes, without limitation, all materials purchased to repair the front gate at Raintree (full list attached as Exhibit A - Front Gate Operator and Electronics - and Exhibit B - PROVANTAGE Securicam Network), including sprinkler controls for the front gate; the Raintree QuickBooks database, all equipment, materials and/or tools purchased by Raintree for completion of Raintree business and/or maintenance activities (full list attached as Exhibit C - Tools Transfer to S. Meyer); and access to Raintree's website — http://www.silverridge.org.
15. Defendants obtained access to Corporate Records and/or Corporate Property by virtue of their membership on Raintree's Board of Administrators and have failed to return Raintree Records and Property to the current Board, as a whole, when their term expired or even as membership on the Board has continued. Many of the Corporate Records are original documents containing original signatures, to which Raintree is entitled possession. All of the Corporate Records are documents that the current Board, including its leadership, must access in order to perform the duties of their position(s).
16. Defendants are believed, and have admitted, to be in possession of the Corporate Records and Corporate Property in contravention of the rights held by Raintree.
17. Raintree has made demand upon Defendants for return to Corporate Records and Corporate Property but Defendants have refused to return said Corporate Records and Corporate Property.
18. Raintree is the lawful owner and/or custodian of, and/or has special ownership or interest in, the Corporate Records and Corporate Property and is entitled as a matter of law to a judgment it its favor against Defendants determining that Raintree is entitled to retake possession thereof in accordance with Oklahoma law; and for all other such relief as the Court deems is just and proper.
