1. Plaintiff, Ozella Pasdach, is a resident of Rogers County, State of Oklahoma.
2. The addresses of some of the individual Defendants are unknown. Plaintiff is submitting contemporaneously with this Petition to Quiet Title, an Affidavit for Service by Publication.
3. Venue and jurisdiction are proper before this Court. The subject property is located within the County of Rogers, State of Oklahoma.
4. Plaintiff is the owner of the fee simple title to and is in actual possession of the following described real property in the County of Rogers, State of Oklahoma, described as follows:
The South 208.71 feet of the East 208.71 feet of the SE 1/4 of NE 1/4 of SE 1/4 of Section 15, Township 23 North, Range 15 East of the I.B.M., Rogers County, Oklahoma.
5. Plaintiff’s title was acquired by Quitelaim Deed, dated May 7, 2014, which was recorded in the Office of the County Clerk of Rogers County, Oklahoma.
6. The Defendants, and each of them, may claim some right, title, lien, estate, encumbrance, claim, assignment or interest in and to the Subject Property adverse to Plaintiff which constitutes a cloud upon Plaintiffs title and the said Defendants have no right, title, lien, estate, encumbrance, claim, assessment or interest either in law or in equity in the property. Any interest claimed by Defendants constitutes a cloud on the title of Plaintiff.
The Rogers CountyTreasurer is a state governmental body which may be served with process through service at Rogers County Courthouse, 200 Lynn Riggs Blvd., Claremore, Oklahoma, 74103.
WHEREFORE, premises considered, Plaintiff prays that Defendants be summoned to appear and set forth what claim, if any, they may have or make in or to the Subject Property; that on a final hearing hereof, Plaintiff have a decree of this Court recognizing title to the Subject Property being in Plaintiff, and otherwise quieting Plaintiff’s title in and to the Subject Property and forever barring Defendants from hereafter ascertaining or claiming any interest in the Subject Property; and for such other and further relief as may in the premises be just and equitable.

The foregoing cause comes for hearing before the undersigned Judge, certain parties having answered neither in person nor by counsel, other parties having disclaimed any interest, certain parties being dismissed without prejudice by this agreed order, and Plaintiff and the
remaining Defendant having agreed to the entry of this Journal Entry of Judgment.
The Court, having reviewed the pleadings and filings and be being fully advised
HEREBY FINDS AS FOLLOWS:
1. Heartwood 88, LL.C. was served by certified mail on July 15, 2014, and it failed to appear, plead or answer and is in default.
2. Claremore Regional Hospital was served by certified mail on July 14, 2014, and it failed to appear, plead or answer and is in default.

2014, and on July 18, 2014 filed its disclaimer of interest.
4. Jackie Ferguson was served by certified mail on August 25, 2014 and on January
15, 2015 filed her disclaimer of interest.
5. Matthew Neal Ferguson, through counsel, enters an appearance and joins this agreed Journal Entry of Judgment.
6. The other parties described in the caption have not been served, are not subject to this final order since they have never became proper parties to this litigation, and are considered to have been dismissed without prejudice if they otherwise purport to have been
served or entered an appearance -- - — -- ---
7. Plaintiff Ozella Pasdach and Defendant Matthew Neal Ferguson join and request the entry of this Journal Entry of Judgment.
IT IS THEREFORE ORDERED, ADJUDGED AND DECREED:
8. That Matthew Neal Ferguson is the owner of good and perfect title to the following described real property, to wit:
The South 208.71 feet of the East 208.71 feet of SEX of the NEX of the SEX of Section 15, Township 23 North, range 15 East of the I.B.&M, Rogers County, Oklahoma.
9. That the title as described above to Mathew Neal Ferguson and his successors be forever quieted and confirmed.
10. That Ozella Pasdach, Heartwood 88, LL.C., Claremore Regional Hospital, Central States Orthopedic Specialists, and Jackie Ferguson have no right, title or interest, and that they are barred and enjoined from asserting any right, title, claim or interest in the above described property other than mortgages of record.
